Relationship and role
I am registering as a prospective principal buyer or authorized representative of a buying entity. Osmenic and its affiliated property-owning entities are not acting as my real estate broker, agent, fiduciary, attorney, lender, or investment adviser through the Deal Vault. A current version of this acknowledgment is the normal requirement for private buyer access. Osmenic’s primary administrator may authorize a documented owner exception, but that exception does not create or fabricate my acceptance of this acknowledgment.
Confidential partner information
I will keep nonpublic Partner Preview information confidential, use it only to evaluate a possible purchase from the identified HBS acquiring entity after HBS closes or a separately documented property-specific lending discussion, and will not publish, forward, market, or use it to contact a seller, occupant, lender, title company, contractor, or other transaction participant without written permission. If Osmenic approves my affiliate level, a company or property audience policy may make current or future Partner Previews available automatically, by level, or by individual selection. Access may be indefinite or temporary and does not promise an alert.
Different deal lanes
A publicly visible titled-owner resale is property represented as owned by the identified selling entity. For a private Partner Preview, the identified HBS acquiring entity plans to take title before any resale. The preview is not a public listing, assignment offer, brokerage service, promise of availability, or an offer or creation of a loan, note, security, or equity interest. Any post-closing purchase from HBS or property-specific lending arrangement requires separate deal-specific documents and approval.
Verification and independent diligence
I will provide accurate registration information and accurate application or supporting information if requested. I understand that current proof of funds or a lender letter is normally required before Osmenic releases the exact address, contract, or full package for an acquisition-pending Partner Preview. A documented primary-administrator owner exception may satisfy Osmenic’s internal access gate without representing that proof of funds, an office visit, or other evidence exists. Osmenic may request identity information, closing references, an office visit, or other evidence before or after granting access. Access is discretionary and may be limited, suspended, revoked, expired, or ended when a property closes, leaves Partner Preview, or no longer matches my approved level. I will independently verify title, condition, value, repairs, rents, financing, taxes, zoning, and transaction terms and may use my own licensed and legal professionals.
Electronic records
By checking the acceptance box and submitting, I intend to sign this acknowledgment electronically and consent to retain an electronic record of the version, timestamp, account, and request metadata used for the acceptance.
